Denver-based Grand Peaks paid $85.25 million for a 424-unit apartment complex in Beaverton's West End District.
The sale of West End District at 14700 SW Rocket St. closed in September, according to a CBRE press release. That works out to about $201,000 per unit by sale price. Taylor Morrison, the seller, was represented by CBRE brokers Joe Nydahl and Josh McDonald.
The complex spans 12 four-story buildings on about 13.5 acres and includes roughly 34,000 square feet of ground-floor retail. Built in 2021 and 2022, it offers studio, one-bedroom and two-bedroom apartments near Tualatin Hills Nature Park and Nike and Intel campuses.
Grand Peaks, which partnered with investment firm PCCP on the deal, now owns approximately 11,000 apartment units nationwide, Multifamily Dive reported. Brothers Luke and Nick Simpson founded the firm in 2003. It operates in eight markets with about $3 billion in assets under management.
The new owners plan changes residents will notice. Grand Peaks President Chris Manley told Multifamily Dive the company will convert some retail space into a larger fitness center that includes a dog spa, add a wellness studio and install package lockers.
"The site currently has, in our opinion, an undersized fitness center for the quality of the resident that we have and the size of the community," Manley said.
Manley pointed to the concentration of high-paying jobs in Washington County's Silicon Forest corridor and a shortage of new apartment construction in the Portland metro as reasons the deal made sense. Freddie Mac financed the purchase, and property management firm Greystar will run day-to-day operations.
Grand Peaks began eyeing West End District about 18 months before closing, paused, then came back to finish the deal, according to Multifamily Dive. In September 2025, Greystar announced a strategic partnership with Grand Peaks that added nearly 11,000 apartment homes across seven states to Greystar's management portfolio.
No current rent figures for West End District or details on whether rents will change under the new ownership appeared in public filings or trade reports. Grand Peaks has not announced a timeline for the planned upgrades.
